D14 is a residential development comprising six building blocks and 14 independent units, strategically arranged across a 3,150 Sqm site and 4020 Sqm of enclosed space in Istanbul. The project responds to the site's topographical conditions by positioning buildings at varying elevations, introducing subtle spatial variations among the units while maintaining a consistent floor plan layout for efficiency in construction and planning.

Rather than adhering to conventional site planning methods, D14 is designed as a peripherally organized residential scheme, where the built environment defines a central, shared courtyard. This configuration optimizes land use, enhances passive ventilation and allows for controlled spatial transitions between private and communal areas.

Each unit is allocated a private garden, extending its functional boundary beyond the enclosed interior. The common courtyard, serving as the primary circulation spine, integrates vehicular and pedestrian access while accommodating shared amenities such as a swimming pool, terraces, yoga decks, and designated agricultural zones.

The architectural approach prioritizes volumetric clarity and efficient spatial distribution, ensuring adaptability in both construction methodology and long-term usability. By integrating landscape-driven planning with rationalized structural organization, D14 presents a scalable and functionally cohesive model suitable for high-quality residential development.
